Harmony Village Sheppard by City Core Developments is a fully integrated community that provides a full range of amenities and services for seniors. The 3.5 acre property is located just west of Warden Avenue on a rectangular property with 329’ of frontage on Sheppard Avenue East. The development will consist of two towers fronting Sheppard at 32 and 33 storeys, two 10-storey buildings behind the taller towers (in the middle of the site) and a row of 3-storey townhouses at the north end of the property. A total of 823 residential dwelling units are proposed, comprised of 465 condominium apartment units, 341 rental apartment units and 17 townhouse units. In October 2013, the project received a positive review from the City of Toronto design review panel. The architect on the project is Page + Steele / IBI Group Architects. Baker Real Estate is selling the project, and 52 Pick Up is handling the advertising and marketing.
The project will include a plethora of amenities and services, including: on-site retail and restaurants, exercise facilities, roof top planting beds and winter gardens, outdoor patio dining, an arts and crafts room, dance studio, classroom, yoga studio, hot tub, library, wine bar and wine cellar, karaoke room, a pharmacy, and a 24-hour concierge. In addition, the ground floor will include a dining room featuring specialty foods and regular cooking demonstrations, cappuccino bars and lounges. Residents of Harmony Village Sheppard will have access to various fitness and lifestyle activities offered through the on-site St. Paul’s L’Amoureux Centre. The key features of the 30,000 sf community space are the movie theatre, swimming pool and bridge/mahjong tables.
